Being in a seller’s market, like the one we have now, having several buyers clamoring to get their offer accepted makes things even more complex for the home sellers. 

Home Sellers have their challenges

Most sellers find it challenging to fix up their home and make it most presentable to fetch the best price. Home sellers also have to figure out how to price that home just right. Then comes figuring out how to choose the best offer – which is no easy task given today’s complex market. All the paperwork and other escrow-related matters follow this phase. It can get pretty stressful. More than 97% do this with a listing broker’s help, and the rest try to go it alone.

I received a phone call from a broker representing a potential buyer for one of my recent listings. Within the first two minutes of our conversation, she had committed to an offer that would have an escalation clause, inspection, appraisal, and financing contingencies would be waived n and earnest money deposit would be non-refundable to the buyer. I listened in utter disbelief and felt deeply sad for this potential buyer. I asked, when did your clients see the house? “They haven’t seen it yet,” was the reply. These are the realities of our real estate market at this time.
