Homebuyers want a readily livable house

Livable kitchen beautifully finished

Today’s homebuyers prefer readily livable houses. They want a home that not only looks good but also where everything functions perfectly. They want to be able to bring their stuff and start enjoying their new home. It is that simple.

What makes a readily livable house preferrable?

There are several valid reasons that most buyers look for a readily livable house. Here are three main ones.

Recent mortgage interest rate increases have stretched most homebuyers’ budgets to the max. They often have to squeeze every penny to come up with the downpayment and to qualify for a loan. They often have no cash left to undertake repairs or renovations.

For example, a $50,000 higher purchase price, because the seller made substantial improvements before listing the house, will add about $300 per month to the buyer’s monthly mortgage payment. That amount is likely more manageable than having to come up with $50,000.

Most homebuyers will likely not know what to renovate or how to do it, especially if it is their first home. They also may find the task of finding contractors, painters, and other skilled folks that one must hire when doing repairs or renovations overwhelming.

Buying a home is one of the most exciting times in one’s life. Most homebuyers want to avoid dampening that experience by having to deal with numerous complex, time-consuming, and often costly undertaking that is home renovations. They’d much rather move into their new home and start enjoying this all-important new phase of their life.

Making a house readily livable before offering it for sale is a win-win

Savvy home sellers understand this phenomenon. They invest time, effort, and money to offer a readily livable house to potential homebuyers to maximize the value of their home. Sometimes it is not that involved to bring the place up to snuff. Occasionally it can be a bigger undertaking. In the end, it pays enormous dividends. Home sellers get the top dollars the market supports, and the buyers walk into a readily livable house and enjoy it.

Streamlined process of making a house readily livable

Most home sellers need help knowing exactly what steps to take to obtain the best price. It can be a daunting task. Maximizing your home’s potential while keeping to your budget is crucial––that means identifying the highest-impact, market-driven improvements consistent with homebuyers’ preferences.

Most homeowners, buyers, and sellers alike struggle with two crucial things regarding home improvements.

  • They need help pinpointing what needs to be renovated.
  • They need the know-how to find and engage trusted vendors and professionally manage every detail of the renovation project.

We disclose all expenses and fees before each phase starts. In most cases, you pay the vendors directly.

Every home will have varying needs. We adjust our services to serve our clients best. Generally speaking, here is how it works.

  1. Step one is to identify what needs to be done. BN Real Estate’s concierge team will create a custom plan to maximize your home’s potential. The focus of this plan is to identify the needed repairs and improvements. We develop an itemized list of essential maintenance items and optional enhancements. We disclose the fee for this phase upfront. The list is yours to keep.
  2. Step two is for us to help you finalize the scope of work and better understand how long it might take and the approximate costs. You can find and hire the vendors independently, or we can do this for you.
  3. Step three is to get the work started. If you opt for our assistance, we will line up trusted vendors, arrange for you to meet with them, and approve the scope of work. Depending upon the size of the work, there can be one general contractor or several vendors. We only work with licensed and bonded professionals. Once you approve the work and the financial aspect has been worked out, we will manage that phase from start to finish.
  4. When all the work is complete, and you have signed off on it, we will take steps to get the awesome-looking house on the market, expose it to the largest pool of qualified buyers and get you the top dollars the market will support.

BN Real Estate’s concierge services are available only to those who hire us to sell their homes. We are not in the home improvement business.
