The real estate market in the Greater Seattle Area is one of the best in the country. It is vibrant, competitive, and complex. Recent stats indicate that it is also enjoying substantial gains that are well above the national average.
Things have improved for those wanting to buy a home. There have been increases in new listings during the past three months. However, we’re continuing to sell this inventory at a faster rate. Those looking to buy a home continue to significantly outnumber those wanting to sell a home. In addition to making the prices creep up pretty consistently, it has become very challenging for buyers and their agents to locate homes that meet their clients’ criteria.
To find a home that meets their needs, homebuyers and their brokers often find themselves going through a maze of websites, apps, CRM software, texting, and email programs.
Most potential buyers turn to Redfin and Zillow. Redfin is a real estate brokerage with licensed brokers. The interface on their website is arguably the most appealing to many consumers. It is user-friendly and presents key information in a well-organized way that is easy to look at and to understand. The company also provides a link to locate one of its agents. However, there is a lack of continuity in their business model and some folks find their service lacking and even frustrating.
Zillow is an advertising company, not a real estate brokerage. They sell advertising space to real estate brokers so they can get exposure to potential homebuyers. Zillow relies heavily on the agents who advertise with them or use their other services to get listings on their sites. Redfin uses a feed directly from MLS of the area, just like any other licensed brokerage would.
I have worked with and sold homes to many clients who started their search on one of these sites. When a potential buyer searches for homes, he or she is attracted to a specific home based on its prices and appearance. In the early stages, they tend to ignore whether or not the area is suitable for them. They might identify four or five homes, however, they tend to be all over the place – frequently miles away from where they really wanted to live.
Another challenge faced by clients and their brokers is the communication piece. How to convey the information to each other quickly and accurately?
